Welcome to Royal Oaks RV Park

We are a small community RV park conveniently located in the town of Cleveland, TX. We are focused on providing RVers with a spacious spot to settle down while at the same time having that tight-knit community feel. We are just a short drive from Downtown Houston approximately 43 miles, all while being situated only 1.5 miles from the intersection of Hwy 105 and 59 North in Cleveland, TX.

We offer a total of 36 spacious RV spots with 30/50/20amp full hook-ups. All of our spots are oversized concrete and include TWO designated parking spots per RV space. All roads are concrete paved and lead to our onsite laundry/bathhouse facility.

Monthly Rental Rates:

$400 plus electricity (13 cents per kWh) and a $150 refundable deposit.

Weekly Rental Rates:

$175/week

Daily Rental Rates:

$40/day

RV Park Rules & Info

*Check in time is 12:00 pm and Check out time is 11:00 am.

*Quiet time is Sunday-Thursday 10:00 pm to 7:00 am. Friday-Saturday 11:00 pm to 8:00 am.

*Payments: Cash or Credit Card (No refunds for early check out, NO checks accepted)

*RV’s in good working condition allowed only. We reserve the right to refuse service to any RV based upon condition and/or appearance.

*Speed Limit 5mph

*Long-term Guests: Our monthly rate includes 2 adults and 2 children. There will be a $40 fee for each additional guest. We require a $100 electric deposit that will be refunded if all charges are current upon departure. Electric meters read monthly and added to monthly bill. $50 late fee plus an additional $20 per day after the first late day. Guest will be asked to leave the premises if dues are not paid in full within 3 days.

*PETS: Maximum of 3 pets allowed per site. No aggressive breed animals are allowed. All pets must be kept on a leash at all times. Guests are responsible for picking up waste and disposing of properly.
***Royal Oaks RV Park, its owners/representatives will not be held liable for any property damage, bodily injury, or medical payments to others caused by any animal whether it is owned or not owned by guests.

*Parking: TWO designated concrete spaces allowed for each RV. NO parking allowed on roadways, empty sites, or grass.

*Parents/guardians are responsible for supervision and safety of children at all times.

*RV Sites: Cleanliness is of the utmost importance to our RV park. All sites are to be kept clean and organized. There will be no allowance of hanging of laundry, no outside water heaters, no freezers, no storage boxes, no porches. No plants or objects in grass area that interferes with maintenance. No digging or erecting objects without approval (such as satellite dishes). All RV connections to be run under the RV. If you have questions, please contact management.

*Sewer: Toilet waste only to be put in sewer, no grease, plastics, or hazardous materials. An airtight sewer connection is required and at all times must be kept closed. Texas Law requires a sewer hose be fastened using threaded connector or rubber donut. Any spills are to be cleaned up by the responsible party.

*Trash: All guests are responsible for disposing of their trash in the proper container (dumpster on site).

*NO auto washing allowed

*Fishing for registered guests only.

*Showers/Laundry: These amenities are for registered guests only. Please be respectful of our property.

*Damage: Damages to the park of any kind by a guest/visitor will be billed to guest. Royal Oaks RV Park, its owners/management are not responsible for damage or loss to guests property due to fire, theft, vandalism, or any other cause/act of God and guest assumes all risk of such loss or damage. Guests are responsible for carrying their own insurance.

*Indemnification: RV tenant(otherwise known as “guest”), shall hold harmless Royal Oaks RV Park, its owners/employees from any and all loss, damage, claims, liability and expenses, costs including but not limited to attorney and other professional fees, award, fine or judgments for injury to person(s), loss of life or damage to property arising out of the tenant’s exercise of his or her rights hereunder, tenant’s alleged or actual negligent act, regardless if such act is active or passive, except as may be solely caused by gross negligence or intentional acts of Royal Oaks RV Park, its owners/employees.
